Types of commercial property

Commercial real estate is commonly divided into three main asset classes :

 

Office – This class includes single‐tenant office buildings, small professional office buildings, CBD office towers and everything in between. Users are consultancy and professional services business as well as government agencies.

 

Industrial – This class ranges from smaller properties, often known as factory units to large office and warehouse properties or manufacturing facilities. An important, defining characteristic of industrial space is truss height. Minimum truss height internally of the building usually ranges between 6 metres and 10 metres. Other facilities available to these building include overhead gantry cranes, upgraded power supplies, wash down pads and loading docks.

 

Retail – This class includes single tenant retail buildings, small neighbourhood shopping centres, larger centres with major anchor tenants, and so on even regional and outlet malls.
